The broker
Your photographs, story, specialism and own assessment of the development.
Marketing for brokers · Concept case study
I bring your identity into the developer’s visual world. Your portrait, experience and the project materials become an elegant personal website where clients recognise you and understand your perspective. Sophie Wolfson and Samana Collecta show how it works.
A service concept for brokers. Sophie is a demonstration character; Samana Collecta illustrates how I work with developer materials.

My service for property brokers
I create a personal presentation you can send to clients as your introduction to a property. Developer materials set the aesthetic; your identity, experience and point of view make it yours.
Your photographs, story, specialism and own assessment of the development.
The brochure, architecture, interiors, palette and verified developer information.
A coherent composition, your own narrative and a direct way to reach you.
How I integrate the broker and the development
Your photograph and the developer’s brochure are the starting point. These seven illustrated steps show how I add your identity, perspective, scene direction and enquiry flow to create one personal website.
I bring Sophie’s original portrait into Samana Collecta’s visual world, balancing scale, composition and space for the copy. The client sees both the broker and the development together.
I use the 58-page Samana Collecta presentation for the architecture, residence types, marina and amenities. Missing prices, measured plans and commercial terms remain questions to confirm.
Original portraits, the island renders and four clearly labelled illustrative scenes give Sophie different actions and viewpoints while keeping the same identity.
The first-person assessment covers the island setting, the route home, the types of residences and who this way of life could suit. The brochure supports the reasoning.
A buyer’s enquiry carries the project and the broker’s context into the next conversation. The controls here preview that structure; this demonstration’s live forms contact 3tf.
The example can be shared as a separate Samana Collecta presentation. A real broker page would use the agreed agency address and authorised contacts.
You receive a personal website with your name, recognisable imagery, experience and assessment of the development. Share it after an introduction, use it in advertising and extend it to your next projects.
The result, demonstrated
Sophie Wolfson is our model in the broker role. Her name, demonstration biography and brochure-based perspective let you experience a complete personal website, beyond a single banner.
Inside the website · Meet the broker
I start with the person: name, character, experience and professional approach. The sample below shows how a broker’s biography can read in their own personal website.

Sophie Wolfson
I moved to Dubai in 2017 and have spent the years since helping families and investors choose new homes in the UAE. Many of my clients buy off-plan and live abroad; my role is to examine the details they cannot check in person.
I do not put every launch on a shortlist. I read the developer’s materials, compare the options and ask how a home would fit the buyer’s actual routine. For Samana Collecta, I would begin with island access, the different residence types and the experience of living by the water.
Languages in the example: English and Russian
A demonstration character biography from the earlier prototype. Dates and figures illustrate the module and do not verify the model’s actual experience. Your own website uses agreed facts.
Inside the website · The broker’s voice
I turn your interview and property knowledge into clear first-person copy. In this example Sophie explains what interests her about Samana Collecta, who might value island life and what she would check before making a recommendation.
Sophie Wolfson
I am interested in how the brochure connects the marina, shaded walks, gardens and residences. The terraced buildings and planted balconies make the landscape part of the address. That is the project’s strongest starting point for me.
I would first show you the whole island, then explore the places you would actually use.
Sophie Wolfson
I would ask how often you need to reach the mainland and how comfortable you are making water travel part of your routine. The proposed yacht shuttle is central to that decision; I would confirm its departure point, operating conditions and final timetable.
The brochure proposes 30-minute normal intervals and 15-minute peak intervals. I would treat those as planned service details.
Sophie Wolfson
I would compare the 1, 2 and 3-bedroom apartments with the floating and tree villas. A floating villa offers the most direct visual relationship with the sea; the tree villas suggest a more secluded setting in greenery. The choice starts with your priorities.
Before discussing value, I would request the exact layout, area, current price and payment terms for the selected unit. They are not supplied in this PDF.
Sophie Wolfson
I would put this project in front of someone looking for privacy, water views and an island setting with shared places to work, exercise and meet people. If you need frequent, spontaneous trips across Dubai, I would examine the travel routine carefully before suggesting a residence.
I would check access, everyday services and the specific unit with you before a reservation.
Sample copy in the demonstration broker’s voice; your own assessment is agreed with you.
The broker’s visual system
I use each photograph once. Four different scenes show Sophie walking, observing the architecture, presenting a room and discussing the brochure. Source references are placed beside each scene; diagrams explain the production process without recycling portraits.
The person
I preserve Sophie’s identity, name and professional role. A live commission uses your photographs and verified experience.
The visual world
Water, terraced buildings, woven shade and warm timber come from specific brochure pages. They guide each scene.
The result
Your voice connects the images into a personal story. The same compositions can extend into advertising and your first message to a client.
01 / The arrival
I place Sophie in the arrival route: walking and looking ahead instead of holding a static pose. The marina, water and planted terraces anchor her in this particular development.
Inside the website · The broker’s voice
“I would start here, at the marina. Arrival is part of the home’s character, but it also has to work for your daily schedule. I would confirm the yacht route before moving on to the apartment.”Sophie Wolfson · Sample copy in the demonstration broker’s voice; your own assessment is agreed with you.
The reference behind the scene
The brochure describes a planned yacht shuttle every 30 minutes in normal hours and every 15 minutes at peak times. These are proposal details, not a verified operating timetable.
PDF · 4–902 / Between places
For the next scene I change the framing, outfit and action: Sophie studies the woven canopy. Pale stone and bronze glazing retain Samana’s architectural language.
Inside the website · The broker’s voice
“I notice the shaded passage, the texture of the stone and the planted routes. These are the spaces you walk through every day, so I give them as much attention as the view from the window.”Sophie Wolfson · Sample copy in the demonstration broker’s voice; your own assessment is agreed with you.
The reference behind the scene
A shaded promenade, pocket gardens, hammock grove, yoga and meditation gardens connect the island’s shared spaces. The amenity plan also marks the running trail and open-air gym.
PDF · 11–14, 20–2203 / Inside the residence
Here I show her professional role through an open-handed presentation of the room. Oak panels, a curved sofa and water beyond the glazing carry through the two-bedroom reference.
Inside the website · The broker’s voice
“This is where I would ask you to imagine an ordinary morning. I like the connection between the living area and the water; then I would compare the actual unit’s layout and orientation with your priorities.”Sophie Wolfson · Sample copy in the demonstration broker’s voice; your own assessment is agreed with you.
The reference behind the scene
The one-bedroom dining and study area, two-bedroom living room and three-bedroom dining space repeat curved forms, warm timber, pale stone and large windows. These are brochure illustrations, not measured floor plans.
PDF · 34–4404 / A place to pause
In the lounge I change the posture and pace: Sophie sits, leans towards the table and turns a brochure page. Walnut and low furniture create a natural setting for a conversation.
Inside the website · The broker’s voice
“I would use a place like this to go through the options with you. A good recommendation should leave room for questions about access, daily services and the terms of a specific residence.”Sophie Wolfson · Sample copy in the demonstration broker’s voice; your own assessment is agreed with you.
The reference behind the scene
The proposed daily essentials include an island market, pharmacy, restaurant, island clinic, pet clinic, parcel room and laundry valet. The presentation describes these as part of the island programme.
PDF · 12, 21, 29–30Example website content
I turn a long brochure into clear visual themes. These amenities illustrate the content a broker’s website can explain, with references back to the source.
Palms, planted edges and shallow pool loungers create an inward-facing water garden.
Terraced water, a cascade and open sea beyond: the livelier meeting place on the shore.
The floating restaurant is presented as a destination for long lunches and evening conversations.
An infinity-pool view toward the floating restaurant, with the sea at the end of the landscape.
The main pool render shows curved edges and an open-water outlook. I use this outdoor reference once, keeping the private jacuzzi image for the residence module.
Fitness studios, spa treatment rooms, sauna and a Beauty Atelier extend the programme indoors.
A module for the personal website
Here is how five residence types from the brochure fit a personal presentation: developer imagery, a concise explanation and Sophie’s own perspective. This demonstrates the structure; the source supplies no prices or sales terms.
1-bedroom apartment
Dining and study, living space, bedroom and balcony are illustrated as connected moments of everyday island life.
I would begin here if you want a smaller home with the island’s shared spaces around it.Sophie WolfsonPDF · 34–37
2-bedroom apartment
The illustrated living room and bedroom share a calm natural palette; the jacuzzi reference gives the sea view its own place.
I would compare this option for a couple or a buyer who needs a separate guest room.Sophie WolfsonPDF · 38–40
3-bedroom apartment
The brochure expands the living and dining spaces, then moves to the balcony and bathroom. Curved furniture and warm stone keep the rooms connected visually.
I would look closely at the living and dining arrangement if family time or hosting is your priority.Sophie WolfsonPDF · 41–44
Floating villa
A sculptural two-level form on the water. The illustrated interiors include living, dining, bedroom and kitchen spaces; the terrace is shown with an infinity pool.
I would consider this for someone whose main reason for choosing the island is a direct relationship with the water.Sophie WolfsonPDF · 46–52
Tree villa
A more secluded architectural expression within the landscape, followed by living and kitchen-dining references in the presentation.
I would show this to a buyer looking for a quieter setting among greenery.Sophie WolfsonPDF · 53–55
Working with source facts
The brochure map explains the connection to the city. A module like this helps the broker discuss logistics. Travel times and schedules remain developer estimates until confirmed.
These are the brochure’s indicative connection times on page 4, not road-driving times or guaranteed journey durations. Weather, departure point and the final service affect travel.
Sources and demonstration notes
For a live commission I agree the biography, recommendations and material permissions with you. This example shows the ingredients and the information needed before your own launch.
Island, homes and amenities are developer visualisations extracted from the PDF. They show the proposed design, not completed-property photography. Page references appear with each image.
The same existing model identity is used across four distinct scenes. Her presence demonstrates a broker-led presentation; the copy is not a personal endorsement, a verified biography or a claim that she visited the island.
The PDF does not supply sales prices, floor areas, measured floor plans, payment terms or a handover date. The cover announces a brand reveal on 9 November 2026; that is not a completion date.
I start with your photographs, verified experience, an interview and up-to-date developer materials. The forms on this page contact 3tf about commissioning a personal website.
What I create for you
I build the design and content around you and the selected development. We agree the scope, languages, advertising and enquiry integration around your practice.
Your name, biography, experience, property assessment, visual scenes and contacts, designed for desktop and mobile.
An integrated hero, varied scenes featuring you and project imagery with a consistent visual direction.
A link to share, enquiry forms and context for each lead. Advertising, additional languages and CRM can be added to the agreed scope.
Off-plan and the secondary market
A new development needs approved developer materials. A resale home needs photographs of the actual apartment. In both cases, the buyer meets the broker who can help.
01 · Off-plan and new homes
Sophie Wolfson’s portrait and developer visualisations of SAMANA COLLECTA.
02 · Secondary market
Developer interior visualisations from the supplied SAMANA COLLECTA brochure. Your resale page uses photographs of the actual apartment.
For resale in particular, the buyer should recognise the apartment they saw in the video. A personal link works in advertising, WhatsApp and follow-up conversations. When a property is sold or its status changes, we update the page through the agreed process.
These agencies and projects are part of our real estate work. Alongside my team, I have also worked with around ten other agencies and many independent brokers.

My team and I at 3tf

“My team and I at 3tf connect your advertising, website and CRM so the right broker receives each buyer’s enquiry with the context to continue the conversation.”
I lead our real estate work at 3tf. Over 3.5 years, my team and I have worked with major Dubai agencies and independent resale brokers, bringing advertising, creative, websites and sales follow-up together. The figures below reflect the work we have delivered together.
By my conservative estimate, my team and I managed more than $3 million in client advertising spend over three years. These figures describe our clients’ campaign budgets. I led the work across 5–7 agencies at a time, with daily budgets of $100–2,000 per agency.
Buyers speak different languages
We adapt the creative, website and enquiry handling. Other languages can be included by agreement.
Choose a language to preview the banner. Translations and routing to the right broker are agreed before the campaign goes live.
CRM and ERP for your agency
We adapt our own platform to your brand, team and off-plan or resale sales process. Explore six example interfaces.

Leave your number. We’ll help you choose the next step.
Two paid channels. One goal.
We use your ready-made property video to reach buyers, qualify their interest and continue the same property story on a personal broker website. Google Search provides a second route for buyers already looking.
We run Facebook and Instagram ads using your finished property video, then qualify the buyer before opening the broker’s page for that exact project. The person, property and message stay recognisable.
Campaign management, ad design and advertising spend are agreed separately. Lead cost depends on the market and offer.

For agency owners, CEOs and heads of sales
I plan the rollout around your agency’s broker team and the properties each person wants to sell. On every personal page, the broker speaks in the first person, explains their assessment and tells the buyer why they recommend that property. My team turns their expertise into the page’s story.
You can start with 10, 20, 50, 100, 200 or more pages. I use one approved design, or up to three closely related templates, while each page keeps its own broker portrait, recommendations and contacts.
One page costs $2,500. At 200 similar pages, the rate is $500 per page, or $100,000 in total. Orders above 200 pages receive an individual proposal.
I agree the rollout around your broker team.
Each broker selects the properties they want to sell.
My team adds each broker’s photo, perspective and contacts.
Illustrative names and addresses. One broker can have 50 personal pages: one for each property they choose to promote.
Website production · USD
1 property page
Total: $2,500
One personal page for one broker and one property, within the scope of the Sophie Wolfson example.
| Pages | Per page | Total |
|---|---|---|
| 1 | $2,500 | $2,500 |
| 5 | $2,250 | $11,250 |
| 10 | $2,000 | $20,000 |
| 20 | $1,750 | $35,000 |
| 30 | $1,500 | $45,000 |
| 40 | $1,250 | $50,000 |
| 50 | $1,000 | $50,000 |
| 100 | $750 | $75,000 |
| 200 | $500 | $100,000 |
Different designs, new structures, custom functionality and bespoke integrations receive a separate quote. Ten different websites do not qualify for a rate of $500 each.
Domain registration and renewal, hosting, CRM subscriptions, photography, translations, ad design, campaigns and ongoing updates are separate line items. Any finished video is supplied by the client. Advertising spend is separate.
After you approve the first page, my team creates the broker and property versions programmatically. We adapt portraits, copy and contacts, connect page addresses and enquiry routing, then check each page.
We agree the authoritative source for prices and availability, and who approves updates. Shared property information can be updated across versions. Live availability requires a suitable feed or integration.
From your materials to a working address
Choose a stage to see what we need from you and what my team takes care of.
01 / Materials
Professional broker photographs, biography, contacts and agency branding. For off-plan, an approved developer pack; for resale, real photographs and video of the apartment.
From you: approved materials, access and one person who signs off the work.
From the first video to the sales conversation
We connect the Meta creative, a detailed questionnaire, a personal project page and your CRM. The buyer stays with the same property and the same broker at every step.
Your finished video introduces a real broker personally presenting this exact property. My team connects the video you supply to the campaign, qualification form and personal property page. You approve the campaign before launch. The next click leads into a useful qualification step.
A detailed questionnaire gives the broker more than a name and a number. We ask about budget, purpose, timing, financing and property preferences. These answers travel with the enquiry through the rest of the journey.
This demo uses an illustrative buyer. Your selections stay on this page and are not stored or sent.
The buyer arrives at a personal page about the property they just saw. Sophie continues the story in the first person: her view of the location, the reasons behind the price and the buyer she would recommend it to. The advert and the page feel like one conversation.
The broker explains why the property is worth considering, with location knowledge and price comparisons to support the recommendation.
We pass the enquiry into the agency’s CRM with its source, project, assigned broker and qualification answers. The broker can pick up the buyer’s priorities and continue the conversation instead of starting the questions again.

The broker follows up with the right information, answers the buyer’s questions and agrees a next step. It may be a call, a project presentation or a viewing, depending on the property and the buyer’s readiness. The CRM keeps the next action visible.
The aim is a well-informed buyer and a clear sales process. If the buyer decides to proceed, the agency manages availability, reservation, documents and the transaction. We keep the marketing, page and CRM connected so the sales team can see what happened.
Confirm fit, availability, price and terms.
The agency handles the agreed documents and checks.
Record the outcome and keep follow-up organised.
A completed sale depends on the buyer, the offer and the agency’s sales work. It is not a guaranteed outcome.
How I present your broker and property
We bring your broker, your property and your approved information together. AI can help with composition and presentation; it must preserve the person’s identity and the facts about the home.
Use their professional portrait and an approved first-person recommendation.
Show the apartment’s actual rooms, views, condition and amenities. No invented features.
Your resale page uses genuine photographs of the actual apartment.Off-plan visuals are identified as developer visualisations, supported by the agreed project documents.

We focus on two paid channels: Google Ads and Meta Ads, including Facebook and Instagram. Our in-house team plans the campaigns, prepares audiences, sets up tracking, manages the advertising budget and reviews lead quality with your brokers.
My team prepares the campaign copy and ad designs from approved property materials. You, your broker or the developer supply any finished video used in the ads. We connect those assets to the questionnaire, personal property page and CRM, and you approve the campaign before launch.
We prepare an individual proposal based on your properties, markets, languages, creative requirements and campaign scope. Campaign management, ad design and advertising spend are agreed before launch. We optimise for an efficient cost per qualified lead using campaign data and broker feedback. The website volume prices on this page apply to website production, not to lead generation or advertising spend.
Yes. We install and adapt our CRM and ERP platform to your agency’s branding, team and sales process. The scope can include lead capture, broker assignment, off-plan and resale pipelines, buyer and property records, meetings, document workflows, commission tracking and reporting. We agree migration, permissions, hosting, backups, supported integrations, training and support before launch. CRM implementation is quoted separately from website production. The six interface examples on this page use fictional data.
This is my marketing case study for brokers. Sophie Wolfson and the Samana Collecta brochure show how I integrate a broker’s identity with developer materials in a personal website. Sophie’s biography and opinions are demonstrations; renders and AI scenes are labelled. Forms contact 3tf about commissioning your own website, not buying a residence.
Yes. We adapt the creative, website and enquiry journey for the agreed audience. English, Hindi, German, French, Italian, Arabic, Russian and Chinese are examples; other languages can be scoped. We review translations and agree how enquiries in each language reach the right person before launch.
We configure an AI-assisted workflow to reply to incoming enquiries, ask qualification questions, record buyer preferences, assign the lead and prepare a broker handover. We can add follow-up tasks, viewing requests and voice assistance where supported. The actual channels, model, CRM and actions are agreed and tested. AI and CRM work is quoted separately from the website rollout.
Yes. We review mobile loading, images, code, the property presentation, enquiry forms, campaign attribution and CRM delivery. We then propose the fixes that matter for your visitors. Our published PageSpeed example shows 0.4 seconds to First Contentful Paint in one lab test, not a universal promise for full loading time.
Yes. For off-plan and new developments, we use approved developer renders, brochures, plans, prices, payment schedules and availability. For secondary-market or resale properties, you supply professional photographs and any finished video of the actual home, together with its layout, condition, views, asking price and viewing details. Both approaches put the broker’s expertise and contact details at the centre of the website.
I’m Nikita Lutsenko, founder of 3tf. For 3.5 years, I’ve focused exclusively on generating and managing real estate leads for Dubai agencies and independent resale brokers. I’ve worked with D and B Properties, F and C Properties, Whitewill, DDA Real Estate, Idigov Real Estate, OBG on a Franck Muller project, Empire City, Empire Height, Unique Properties, Mira, EVA Real Estate, Crystal, Coldwell, Rosenheim, Lepax and Medeya International. I’ve also worked with around ten other agencies not listed here and many independent brokers. I managed 5–7 agencies concurrently, with individual agency advertising budgets of USD 100–2,000 per day. Combined monthly advertising spend across my clients was USD 100,000–150,000. I use that experience to guide my approach to relevant traffic, broker positioning and lead follow-up.
Professional, high-resolution photographs of every broker; approved biographies and contact details; agency branding; and the property materials. New developments use the developer’s approved project pack. Resale homes need good photos and video of the actual property, its layout, condition, price and viewing details. We also need your domain choice, required hosting and CRM access, lead assignment rules and one person to approve the work. Photography can be arranged separately.
The buyer sees the same broker, project and offer that attracted them in the advert. The page explains the broker’s recommendation, answers practical questions and makes the next step clear. That gives relevant visitors stronger reasons to enquire. The actual uplift depends on traffic, offer, pricing and follow-up; enquiry and sales data establish the result.
Yes. One broker can have a separate personal page for every project or resale property they choose to promote. For example, fifty pages can belong to one broker or be shared across an agency team. Each broker-and-property version counts as one page, with its own address, project information, recommendation and enquiry route. Volume pricing depends on a shared approved structure, using one design or up to three closely related templates.
We professionally compose the broker’s high-resolution portrait into the developer’s approved render, or build around photographs of the actual resale home. We write in the broker’s first person, explaining their own opinion, the project’s strengths, who it suits and why they recommend it. The broker approves the copy. Each page carries their contacts and the agreed CRM assignment, so they can share the link in relevant campaigns, WhatsApp messages and buyer follow-ups.
I work with agency owners, CEOs and heads of sales to plan the rollout around their team and property portfolio. For example, 100 brokers with two property pages each need 200 pages. After you approve the first page, my team generates the agreed versions from one design or up to three closely related templates. We personalise each broker’s photo, first-person recommendation, property materials and contacts, connect the page address and CRM enquiry route, and test each version. You pay for pages, not the number of brokers; this shared structure makes volume pricing possible.
One single-page property website to the scope shown in the Sophie Wolfson / SAMANA COLLECTA example costs USD 2,500. The volume schedule for similar websites is USD 2,250 each for 5, USD 2,000 for 10, USD 1,750 for 20, USD 1,500 for 30, USD 1,250 for 40, USD 1,000 for 50, USD 750 for 100, and USD 500 for 200. Terms are negotiable, but no website costs less than USD 500. Domain registration, hosting, subscriptions and additional scope are itemised in the proposal.
The USD 500 rate applies to an order of 200 similar websites using one approved design or up to three closely related templates. It covers broker and property personalisation and reconnection within the agreed shared setup. Ten different designs, new structures, different functionality or custom integrations are quoted individually.
I allow up to two working days for one personal property page. For a rollout using the approved shared design, my team can produce 20 pages in one week or 200 pages in one month. The schedule starts once the template is approved and I have all agreed broker and property materials and the required access. I agree delivery milestones with you before production. Approval time, domain activation and custom integrations are confirmed separately; other volumes, including more than 200 pages, receive an agreed schedule in the proposal.
Yes. We help choose and purchase the approved domain in your agency’s account, or connect an existing domain or subdomain. We configure hosting, domain records and HTTPS, check the live address, and hand over access and renewal information. Registration, renewal and hosting charges are shown separately before purchase.
We agree the CRM, form fields, project tags and broker assignment rules, then connect the website forms and send test enquiries. Where supported, the lead includes the broker, project and campaign source. Direct WhatsApp and call buttons use the correct broker’s contacts; recording those conversations in a CRM requires a supported connection. Standard form routing is agreed in the website scope; custom CRM development is quoted separately.
The agreed website scope covers the personal page, mobile layout, developer content, contact actions, domain connection, standard lead routing and launch checks. Domain registration and renewal, hosting, CRM subscriptions, custom integrations, photography, translations, campaigns and ongoing updates are itemised separately. Any finished video is supplied by the client. Advertising spend is separate.
We agree which developer or agency source is authoritative and who approves changes. Shared project information can be updated across the generated versions. Live availability requires a suitable feed or integration; otherwise updates follow the agreed manual process.
Each broker’s website can route WhatsApp, calls and form enquiries to that broker or through your agency’s agreed CRM rules. We preserve the project and campaign context where the connected systems support it, so your team knows what the buyer came to discuss.
Tell us what you want to fix or grow, and we’ll suggest where to start.
